We have an estate agency in Cardiff and did used to deal with both lettings and sales but
we haven't touched the sales side of property since December, we now specialize in lettings
as do many of our other competitors.

My close friend also works as a finance manager and used to deal specifically with mortgage
lending, but much like us he has not touched and mortgages since November/December and
now deals in insurance. The estate agency's time has truly come.

Landlords- don't get caught without you EPC.


From the 1st October 2008 all landlords will be required by law to have a valid energy performance certificate (EPC) before they let or sell their properties.

The EPC is an extension of the HIP pack currently required by all landlords. The first part of the certificate is a benchmarked measure of the home’s energy performance on a scale A to G, where A is very efficient and G is at the other end of the spectrum.

The second part of the EPC is cost effective recommendations for improving the energy performance of the home, information on renewable energy and recommendations on energy efficient behaviour. The DEA will have to interpret whether these are practical.

The EPC does not consider any appliances e.g. fridges, TVs or any light fittings that are plugged in. It also does not consider the occupant's usage of the home. The EPCs gives its calculations based on a standard occupancy, a standard heating pattern and a generic locality.

By assuming these factors it enables potential buyers to compare one property's energy efficiency to another.

Landlords caught letting/selling without a valid EPC will face a £200 penalty.
